Frequently Asked Questions
You will find answers to all of your most common Electrical Services related questions here.
What is a periodic inspection?
A periodic inspection is an inspection and associated testing to check whether an electrical installation is in a satisfactory condition for continued service. On completion of the necessary inspection and testing, an Electrical Installation Condition Report will be issued detailing any observed damage, corrosion and deterioration, defects, dangerous conditions and any non-compliances with the current safety standards which might cause electrical issues.
Who should carry out the periodic inspection?
Periodic inspection and testing should be carried out only by electrically competent persons, such as registered electricians. Bilwire Electricals ensure that all your electricals are in order and recommend fixes for any issues that could cause any harm as well as any errors or faults.
When does a periodic inspection need to be carried out?
It is recommended that an inspection and testing is carried out at the following times:
For residential properties, it is recommended that you get an inspection at least every 10 years. This applies to most owner occupied homes.
For business building it is recommended that you get an inspection and testing done at least every 5 years. This applies to buildings/offices in use for business purposes.
The Landlords and Tenant Act 1985 requires landlords of properties with short leases to keep the electrical wiring in repair and in proper working order. We recommend landlords arrange for periodic inspection and testing to be carried out every 5 years.
Does all the redundant wiring need to be removed during a full rewire?
When an electrical installation is rewired, it is good practice to remove the old redundant wiring. If this is not possible, any redundant wiring must be permanently disconnected from any electrical supply so that it doesn’t pose a risk.
When do I need a full rewiring?
There are no set guidelines as to when a property should be rewired. Just because your wiring’s old, it doesn’t mean it’s unsafe.
However, many factors can affect the wear and tear of your electrical installations, including the materials used and how your property has been used. Depending on how your previous wiring was done, it could also be another reason for a full rewire.
We would advise that an inspection is carried out should you have any issues or problems with your current electrical wiring. A test will certify whether the electrics in a property are safe and tell you if anything needs upgrading or replacing.
You should carry out regular checks around the house on the condition of your cables, switches, sockets and other electrical accessories. If you notice anything unusual - for example, burn marks on plugs and sockets, sounds of ‘arcing’ (buzzing or crackling), fuses blowing or circuit-breakers tripping - then feel free to contact Bilwire Electrical and we'll be more than happy to inspect and test the wiring in your property.
The lights in my property keep flickering and the bulbs blow out when using certain electrical appliances. What could this be?
This sounds like you need a panel upgrade. Bilwire Electrical can take a look at your panel to see if it needs an upgrade, test a few things, and inspect the wiring to see if it's outdated.
The main electrical panel is where all the wiring connects to and is routed throughout the entire home. Sometimes a certain electrical appliance can cause a heavier load on the wiring circuit and electrical panel than it can handle.
